I have a couple quick questions if anyone is a realtor or is well versed in real estate. Thanks in advance.

Maybe someone who is not a realtor will know. My questions are:

-if the home I'm renting is sold what happens to my lease? (1 year lease ends in May)

- the house is on the market what is my obligation as far as showings and open houses? Do I have to bend over backwards and take off work like I have been to let the realtor in and take pictures and other things or should they be more accommodating to my schedule?

Does your lease contain any verbiage relating to the owner's access to the property and advance notification for inspections? That may determine what he or his agents( realtor) can do.

I'm not 100% sure but I think the new owner would assume your landlord's position and responsibilities. What does it say about the possible sale of the property, if anything? The lease is a contract what does it say?
 
Generally no you don't have to bend over backwards to be there to let them in, but they may be allowed to come in if you are not there. Realtors will abuse you if you let them, you are not the one selling the house so they need to accommodate you.

Thank you. The owner is a great guy and very accommodating it's the realtor who is not. The lease requires 24 hr notice for the landlord to come. On the lease there is nothing about a possible sale or anything along those lines. Only thing I see is 90 day notice if I don not plan to resign a new lease and 90 day notice of the landlord does not wish to resign a lease. I have been in this house 5 years and take care of things around the house such as lawn, landscaping and a few other odds and ends. The landlord and I get along well so I may call him to see if we can work with the realtor to make things easier on the both of us. I have no problem working with them I just need them to work with me a bit more. Can't keep missing work.

Buy the house you are in and rent part of it out

I've definitely thought about it. Just not sure I could afford it plus it needs a lot of work. Found a couple I'm interested in that are close by and more in my price range I have 8 months before my lease is up so I guess I have time to look around.

If you find something your landlord may release you from the lease making it easier for him to sell.

Good point. Time to start looking into some first time home buyers programs.
