Reef store advice

Good day refers first just want to say hi and happy Father's day I move to TX fmabout 3 years ago and I can say I miss the NJ lfs here is very disappointing thats why I'm planning to open one bu 2021 or 2022 i know there is lots of lfs owners here if i can get a few pointers i will appreciate your help

Opening a retail store is not a good idea.
you should grow frags at home and re-sale them locally or ship. Your over head would be less than opening up a store.
you can sell corals Online and Have local pick up for people in tx.
i have never owned an aquarium store but I am a realtor that deals with commercial rental leases and rent right now will kill your business.
start slow from your house and try to see if there is really a demand for a reef store.

Jason’s fox model on selling/ growing coral from his house is a good idea.
